Let’s Talk: Ohio Heroes Program

Do you live in Ohio and work in a public service field? Then the Ohio Heroes program may be right for you. The Ohio Housing Finance Agency (OHFA) offers discounted mortgage and interest rates and downpayment assistance to members of the military, veterans, first responders, healthcare professionals and educators.

AM I ELIGIBLE?
To qualify for an OHFA homebuyer program, there are certain criteria that must be met. Qualified buyers are also required to complete free homebuyer education offered through OHFA or any U.S. Department of Housing and Urban Development (HUD)-approved counseling agency in Ohio. Here’s what’s required to qualify:

  • You meet the credit score requirements
    • Conventional, USDA and VA Loans: 640 or higher
    • FHA Loans: 650 or higher
  • You meet debt to income ratios for your loan type.
  • You meet income and purchase price limits
  • You work in one of the following careers:
    • Veterans, active duty military members or members of reserve components (including surviving spouses)
    • Police officers, firefighters, volunteer firefighters, EMTs and paramedics
    • Physicians, nurse practitioners, nurses (RN and LPN) and STNAs
    • Teachers (pre-K through grade 12), administrators and counselors

HOW DO I APPLY?

The OHFA works with a network of participating lenders throughout Ohio. To get started, your lender will have you complete a loan application and provide verification on your assets, income, credit, employment and other important documentation.
